#49 – Brian Carpenter – Building An 80 Agent Real Estate Brokerage & Commercial Investing

Brian talks about how he signed up with a real estate training program 3 times and paid for it once and he didn’t do it. I further ask Brian if he is using a leaf company like Zillow or Realtor.com to generate leads and if the leads are primary buyers or primary listings. Brian says that they’re primary buyers but the majority of them are definitely buyer leads and it’s all about building a relationship and soon they will be seller leads. He further talks about a lot of brokerages that sell leads and the primary function of the broker is to sell deals. He gives an example of a $400k listing lead that comes in and never makes it to the agent. He says that for him being a non-competing broker, his job is to help people build their businesses and that is how and when he makes his money.

We also talked about real estate investing in the Worcester market where there’s a dry up in inventory. I wanted to know from Brian if there will be an increase in prices. Brian confirms that both the inventory’s dried up and the prices’ increase is true.

I continued to ask what businesses is he renting to right now because there are businesses are that completely out like gyms, hair salons, restaurants. He says he has some churches on the building and they’re still paying and tech companies. We also talked about how it’s hard to get a building filled with commercial tenants and where Brian markets these buildings. Brian clearly stated that it was through Facebook Ads and he will look that the building’s space to clearly define the right space for it like office space for lawyers, lenders, etc.

Brian gives 3 pieces of advice to people are scared of taking the real estate test and sign up for real estate training program or class or even to younger Brian.
1) – Find a way to take a class or a test.
2) – Find someone who is willing to invest you.
3) – Treat real estate as a job.
